The N Residences
Context
Located on the frontline of Marina Ibiza’s yacht harbour, The N Residences is an exclusive residential complex promoted by the internationally renowned chef Salt Bae.
The building, with over 12,000 sqm of built area, comprises 51 luxury residences and four restaurants, as well as underground parking, a swimming pool and landscaped communal areas.
Designed by Ribas & Ribas Arquitectos, the project stands out for its organic “S”-shaped volumetry and dynamic architecture, evoking the movement of the sea through undulating terraces and a serpentine geometry.
Scope
Aluman is involved in the development and execution of the building envelope, including both the parapet systems and the external glazing systems.
The façade is defined by triangular-section parapets whose height varies along the perimeter, creating a continuous sense of movement and giving the building an iconic appearance. These elements combine solid sections with glass balustrade areas, balancing privacy, lightness and transparency.
The system incorporates white composite finishes and an integrated LED lighting design that enhances the building’s volumetry at night.
The external sliding-folding systems are flush with the floor through a concealed track, allowing full opening and blurring the boundary between interior and exterior, conceiving the terrace as a natural extension of the living space.
Challenge
The main technical complexity of the project lies in the precise execution of a façade with variable geometry, where each parapet responds to a specific section and height to maintain the building’s formal continuity.
Coordination between structure, finishes, lighting and glazing integration required a high level of engineering and development-stage refinement, ensuring both technical performance and fidelity to the architectural concept.
The result is a building envelope that combines formal identity, functionality and construction quality in one of Ibiza’s most exclusive residential environments.
